Frequently asked questions
There are many ways to get involved in RAL without using your own money; here are a few:
Seek private investors or partners who can provide startup capital in exchange for equity in the business. (Our 3-day Fast Track training event will provide you with concrete steps to do this).
Consider getting an SBA loan, which can provide favorable terms for starting a small business. (Once again, our live training event covers financing options like this in detail).
Explore using hard money loans or private money loans specifically for real estate investments. These could help fund the property purchase.
Keep in mind, our 3-day Fast Track training event will provide more details on finding and funding an RAL home. Attending will help you identify the best funding options for your specific situation.
Independent living: Seniors live independently in their own apartments but have access to some services like meals and activities. Less personalized care.
Commercial assisted living: Larger facilities with more generalized care. Less opportunities for individualized care and deep relationships.
Residential assisted living (RAL): Small home-like facilities with consistent, compassionate, personalized care. More bonding and community feeling. RALs' provides a home-like environment with customized care, while allowing more independence and activities than a nursing home. RAL offers safer, preferred living for seniors compared to larger commercial facilities.
No, you do not have to work and live in an RAL home if you own one. We will teach you how you can take a hands-on or hands-off approach as the owner. You have the freedom to be as involved as you want in running the RAL facility. You can choose your preferred level of involvement and we will help you in whatever route you choose.
Step 1: Review your HOA covenants closely to understand the specific rules and restrictions. See if operating a RAL is expressly prohibited or if there may be flexibility.
Step 2: Present your RAL as a residential group home for seniors, not a business. Stress it is a single home not a commercial operation.
Step 3: Highlight how RAL benefits the neighborhood by providing supervised, quality housing for seniors. Build community support.
